Unveiling the concept to develop shopping centers in high-potential cities across the country

Highlighting Khon Kaen’s potential towards being ‘The New Growth Capital of Isan’
Khon Kaen is a major hub in northeastern Thailand that is attracting significant attention as it serves as a medical hub with 31 leading hospitals, with Srinagarind Hospital having been recently ranked among the world’s best hospitals (in 2026). Khon Kaen is also an education hub, recognized by UNESCO as a Learning City, boasting five leading universities, with Khon Kaen University ranked the first in the northeastern region and fifth overall in Thailand for its research output; the province is also a home for 48 schools and nine international schools. Furthermore, Khon Kaen is a creative city that regularly hosts concerts and music festivals and is a MICE (Meetings, Incentives, Conferences and Exhibitions) City as it offers diverse MICE venues – ranking among the top four MICE destinations in Thailand in 2025. Khon Kaen has also announced recently that it aims to become an Eco-City, a smart green city that embraces a Net-Zero approach while its infrastructure continues to grow, in particular, Khon Kaen International Airport can accommodate up to 5 million passengers per year. In 2025, the airport dealt with over 1.7 million passengers, ranking second in northeastern Thailand. Khon Kaen has a total population of over 1.8 million, ranking 5th in Thailand and based on the National Economic and Social Development Council (NESDC), in 2024, Khon Kaen had a Gross Provincial Product (GPP) of 238.72 billion baht and a GPP per capita of 140,255 baht, ranking 2nd in the Northeast, and more than 760,000 being young people (Gen Y & Z), representing 42% of the total population* (excluding undocumented population). This makes Khon Kaen a city brimming with young energy, creativity and continuous economic growth and which is poised to become a future city where young people want to live, reflecting a growing direction similar to leading global cities driven by youth energy, the growth of university districts and the establishment of a creative district.

The design of Central Khonkaen Campus reflects the city’s identity through the concept of ‘The Core of Khon Kaen’ by expressing three iconic elements: ‘Khaen – Kaen – Koon’ in a contemporary perspective. Central Khonkaen Campus is also the first Central Pattana shopping center to use ‘Honest Materials’ revealing the genuine texture of the materials to convey simplicity yet powerful aesthetics. The young generation is the ‘core’ of the inspiration of the design.
The shopping center is divided into two highlight zones: 1) Campus Court, inspired by the local musical instrument called ‘Khaen’, reinterpreted through the arrangement of shapes and conveying the fluidity of its sound through the form of a void, creating a new element to the space. The ‘Kaen’ (core) is inspired by Mudmee Silk – with the Khaen Kaen Koon pattern incorporated into architectural layouts, shapes and textures. This zone features leading brands and houses a Student Gallery & Creative Platform and a Craft Market. 2) Campus Garden, inspired by the ‘Golden Shower’ flower, reflecting the city’s ever-growing energy. The shape and fluidity of the ‘Golden Shower’ petals are interpreted as curves in the architecture, integrated with skylights that welcome natural light with a seamless connection of the indoor and outdoor spaces. This zone also features the largest indoor garden in the province, along with a free co-working space and a pop-up walking street.”

The highlight Campus Garden connects key points within the project, creating a micro-climate to ensure that every journey feels at ease and encourages visitors to spend more time in the shopping center. At the same time, art and design works are integrated into the common areas through the concept of ‘Creative Recycling’, which repurposes leftover materials in addition to Art Feature Installations inspired by local wisdom, presented in a fun, accessible and relatable way to connect with the younger generation. We also co-create different street art wall graphics on each floor with five Thai artists: Witpeople, Pearako, TRY, AOW and BHBH.
